In today’s market, simply putting a listing online is not enough — buyers are consuming content quickly, and if a home does not capture attention right away, it gets overlooked. To me, listing videos are not just a nice extra. They are one of the most powerful ways to help a home stand out and connect with the right buyer.

WHY STORYTELLING?

This usually takes place at our first meeting. It’s developed through the questions I ask, the way your property presents and the stories you tell me about your life there. I am always thinking about who the
ideal buyer is for your home.

Once I determine that buyer, I can then tie the entire concept back to them through lifestyle and emotion.

You will never catch me saying “Hi, I’m Matalyn Rico and welcome to this 3 bedroom, 2 bathroom bungalow..”, but you will absolutely hear “This home raised 3 boys..” or “When I first visited this property..”.

This is the backbone of my marketing strategy.

DEVELOPING A STORYLINE

Before media day, I spend time carefully developing the storyline behind each listing video — thinking through the setting, flow, visual details, and the overall feeling I want the home to convey. I then create a full script to support that vision, whether it includes voiceover, on-camera delivery, or even my clients themselves if they would like to be part of the final story.

I collaborate closely with stagers, cleaners, and my media team to ensure every property is presented at its highest potential. From styling and preparation to selecting the ideal lighting and time of day, every detail is considered with purpose — and yes, I have absolutely arrived at a property at 6:00 a.m. for the perfect sunrise shot.

There is a tremendous amount of intention behind every video I create, because thoughtful marketing is what helps a home feel memorable, elevated, and impossible to overlook.

This is one of the most important parts of the process — and where everything truly comes together. It takes time, patience, and a careful eye to ensure every detail looks its best.

Once the content is captured, it moves into editing, where the video is thoughtfully shaped through music, pacing, and intentional transitions. Clips are adjusted, moments are emphasized, and text overlays are added to capture attention right from the start.

I also ensure each video aligns with current social media trends and viewing habits, so it not only looks beautiful, but reaches the right audience and performs the way it should.

This is a big part of why I know this style of marketing works. Every piece of content connected to your listing gives real feedback — whether that is views, watch time, shares, saves, or overall engagement.

One recent campaign I created for an unfinished custom-built home on a 30-acre apple orchard was
designed to capture emotion, lifestyle, and curiosity. Within just days, it had over 12,000 views — and the property sold firm in 13 days with multiple offers.
